Two things: - My unfinished (concrete floor) basement gets small pools of water (seeping in at the floor level) during heavy rain. I have a crawl space that needs sealing and insulating.

My house is for sale and through an inspection conducted by the buyers, a "black substance" and wet drywall was found under stairs in a crawl space. We need to investigate the nature of this "black substance", eliminate it, remove the wet drywall and identify the water source. I am no longer in the province but I can arrange for someone to either simply open the door, or I can arrange for my parents to be present if necessary, but only in a few days because they are on vacation. I don't know if you eliminate mold, but if it's present, it may pose a risk. Let me know if you can investigate.
